What this does not include

Structural work. If the timbers are gone, the felt has failed across the whole deck or the chimney needs rebuilding, that is a different job with a different number, and no photograph and no page can tell you whether you are in it.

Everything here assumes a sound roof structure being re-covered. Treat it as the floor of what a re-roof costs, not the ceiling.
